Architectural renders — artist's impressions, not photographs of a finished building. Grouped by type.
Pecatu Village, South Kuta, Badung. Unit 3's 96 m² plot is part of Certificate of Title (SHM) No. 1405/Desa Pecatu, checked at the Badung Land Office in February 2026: not pledged, blocked, seized or in dispute.
Every year the remaining term gets shorter, and a shorter term is worth less to the next buyer. What moves against that is the extension.
Unit 3's holder has a priority right to extend by 10 years. Agreed before 1 March 2027, the price is fixed in the deed at IDR 19,000,000 per 100 m² per year — IDR 18,240,000 a year on that 96 m² plot, IDR 182,400,000 for the ten. Agreed later, it is the market price of the land at the time. Notice at least three months before the lease ends, in a separate deed.
Fixed price window closes 1 Mar 2027Lease rights may be transferred, in part or in whole, without the landowner's consent — you notify them in advance. What a buyer pays depends on the years left, the extension position and the Bukit market at that moment, none of which Kalani can promise.
Transferable on notice, no consent neededWhen the lease and any extension end, the permanent buildings on the plot become the landowner's property, with no compensation. Movable goods and non-permanent structures stay yours.
Buildings revert · no compensationRead from Unit 3's documents: Lease Deed No. 20, the construction agreement of 16 April 2026 and the handover protocol of 9 September 2026.
The financial model with its assumptions written out, the deeds and the construction agreement in full, the build specification and the reservation process.
All images are architectural renders — artist's impressions, not photographs of the delivered villa. Materials, planting, furniture and finishes can differ.
All yield, income, occupancy and value figures are estimates for modelling only: not a forecast, not an offer, not a guarantee of future performance. Rental income is not guaranteed or underwritten by Kalani, and your capital is at risk.
Areas and contractual terms here are read from the Unit 3 documents: they show how Kalani contracts, not terms agreed for any other unit, whose deed, construction agreement and payment schedule set their own dates, areas and figures. This is leasehold, not freehold — at the end of the lease and of any extension the permanent buildings revert to the landowner without compensation. All transactions are in Indonesian Rupiah under Indonesian law; the IDR amounts are not converted.
